THE COMPANY

We develop the homes.
Licensed builders build them.

ARK Legacy Construction LLC is a Florida limited liability company based in Clermont. We acquire and entitle the land, we set the specification and the budget, and we contract licensed Florida general contractors to build.

Who runs it

Juan Pablo Páez Sabogal, an architect with roughly fifteen years directing residential and institutional construction for Colombian developers and housing sponsors. He moved to Clermont in 2024.

What we are

A small company, and we say so plainly. What we bring is a defined product, a costed programme and the land pipeline. What we need is builders who know Lake County and can put up attached townhomes on schedule.

How we contract

Written contracts with licensed Florida contractors, licence number recorded on every one. No work requiring a licence under Chapter 489 is undertaken except through a licensed contractor or a registered qualifying agent.

THE HOMES

One plan, built again and again.

A two-story attached townhome of 1,200 to 1,400 square feet with three bedrooms, at ten units to the acre. The specification is closed and repeats site to site without redesign — which is what keeps the price where it needs to be.

These are homes for teachers, nurses, first responders, hospitality and construction workers — people who work in Lake County and are being priced out of buying in it. We sell to the families who move in, not to investors.

THE COMMUNITY

How the first site is laid out.

Thirty-two homes on roughly three and a half acres: six townhome buildings around a single loop drive, guest parking, a stormwater retention pond and a common green. One entrance, no through traffic.

THE PROGRAMME

Four communities, four years.

We start in Lake County and grow into the corridor. Each community is capitalised and permitted before it starts — we do not open a phase we cannot finish.

STEP 01

Land

We identify and put under contract sites of three to four acres that will carry ten units to the acre.

Entitlement

Rezoning where needed, site plan review, engineering, impact fees and permits with the county.

Build

Horizontal work and vertical construction by licensed Florida contractors under written contract.
